This month Empire Parking Lot Services completed its first asphalt repair project in Anaheim California of the year. This project was for a small business that needed to make some improvements to their pavement, as well as their concrete drains. The work took about three moves to complete, and included a little bit of everything a paving contractor could possibly offer.

The services performed included the concrete demolition, and asphalt demolition of concrete swales (flow lines), as well as the framing and pouring of new ones.  Also, we performed asphalt saw cutting, and removed the damaged asphalt. Next we performed the installation of new asphalt. We repaired several areas of broken asphalt, as well as patched back around all of the freshly installed concrete. Lastly, was the cleaning and sealcoating all of the asphalt and re painting of all parking lot lines and markings, including the handicaps and stalls lines.

The reason for doing this project was that the customer was tired of the broken asphalt and broken concrete affecting his forklift operator’s ability to get around their parking lot. The customer called several companies and based on the price and service they chose us. The project turned out great and the customer was very pleased. The customer mentioned that the quality was excellent and that he would definitely be using us again.

About this Paving Project

This project was a three part project that consisted of asphalt paving, sealcoating, and parking lot striping. The project in its entirety takes about 3 days to complete from start to finish. The first thing that we needed to do was to remove that badly broken asphalt, and prep the soil for the new asphalt. What this means is that we went in and removed broken asphalt, then stabilized the soil with compaction equipment, so that when the new asphalt pavement was installed it was on a good solid foundation.  A bad foundation is usually the number one reason asphalt fails to begin with. Once the foundation was fixed we added some new hotmix asphalt in 2 lifts and rolled it in between each lift for maximum compaction.

The term “Pavement Markings” refers to all things painted on a parking lot. Furthermore we repainted all speed bumps, parking lines, curbs, and bollards. All areas that were to be painted where prepped ahead of time as well scrapped or sand blasted if needed. Any stencils that did not match the set chosen by the management company where blacked out with a neat square and repainted using the correct stencil type. All of this was done in the early morning hours so that the inconvenience caused to the center was minimized.

Quality Paving Repairs Done at Anaheim Facility

Anaheim Facility Gets Quality Asphalt and Concrete Repairs Done.

This week Empire Parking Lot Services was called out to do some paving in Orange County for a property owner in Anaheim California. The property owner needed some repairs done to get the property ready for a new tenant moving in. These repairs where mostly asphalt, but involved some concrete repairs as well. The first thing that needed to be done was concrete removal and asphalt removal of several areas that where beyond repair. With those areas removed, we formed the new concrete and asphalt and poured the concrete. These areas included several concrete pads, as well as one driveway approach leading to the street. In total, the project consisted of about 20 tons of asphalt and about 10 yards of concrete.

For this paving project there were several issues that presented challenges. First off, there was the issue of our customer’s budget. Although the owner needed to get a lot of work done on the property, their budget was not large enough to address all of the needed repairs. Our estimator worked closely with the property owner to come up with a plan that would address the most serious of repairs needed, while still addressing the smaller issues with repairs that would by him some more time until his finances improved. Although the repairs where mostly cosmetic, they still help with issues that erode asphalt and concrete, such as water runoff and drainage issues. The customer was very pleased with the repairs and we where as well. Asphalt patching is the process of filling potholes or excavated areas in the existing asphalt pavement with an appropriate asphalt mixture. Patching requires skill and close supervision. In this project Empire Parking Lot Services was contracted to do patch repairs on a gas station in Orange County California. The job itself was located in the City of Orange. The City of Orange is located in the north part of Orange County and is surrounded by the cities of Irvine, Santa Ana, and Anaheim. This project was for an environmental Contractor and they have very particular requirements. All employees must wear hard hats, safety vest, hearing protection, gloves, as well as glasses. About this Asphalt Paving Project

As mentioned early, this Orange County paving project had some special requirements. In addition to those requirements mentioned above, we also had to have a 40 minute safety meeting before the start of the project. The project consisted of several small patches where the contractor had to remove the asphalt to do some repairs below. Once those repairs were made, we repaired those same areas of broken asphalt. Though these asphalt patches were small ones, the whole job took a little longer than expected. All in all though, the project turned out nice, and the customer was very pleased.

Wells Fargo Parking Lot Repair project consisted of several of our services.

This paving maintenance project consisted of parking lot sealcoating, parking lot striping and some basic ADA updates including new handicap signs and stenciling. Basically when our crews arrived we sectioned off the area of work and cleaned the asphalt and scraped and treated the oil spots. It’s important to treat oil spots before sealcoat is applied to the asphalt any paving company worth using will offer this service. Once the cleaning was done we proceeded to seal the parking lot and start painting the new lines. This was a fairly simple pavement maintenance job as far as paving projects go, but our experience has shown us that messing up these little ones are what cost you the big ones. We take as much care and time on these as we do the big ones. The final touches on this project where some custom signs that Wells Fargo needed to have to match the existing parking lot decor. We custom fabricated the signs and installed them and completed the project.

Tire Scuff Marks on New Sealcoating:Why Does it Happen?

Tire Marks & Scuffing on New Sealcoating

Because Empire Parking Lot Services writes a lot about all things paving and concrete we get many people calling or writing us with questions about their experience they had with their contractors.  The only thing we tell them is why something might have happened and how we would handle it if it was our project.

This month we received a telephone call from a frustrated gal in Washington calling with complaints about some sever tire scuffing.

The damage had occurred on their freshly sealed parking lot.  She was looking for an impartial opinion on the situation. Apparently what had happened is that they had their parking lots asphalt repaired, then followed up with some parking lot sealcoating & striping.  Not long after the parking lot was completed they started noticing some sever tire scuffing, and power steering marks. They got worse and worse and felt that their contractor had some liability in the matter. The contractor told them to wait a few weeks and see if the scuffing would start to flatten out.  Sure enough the seal did eventually even out and the scuffing resided, but the striping was tore up in the meantime and the customer felt it should be redone.  We aren’t sure what happen on that project, but in our opinion it comes down to experience. So here comes the reasons!

The Possible Reasons for Tire Scuffing on Fresh Sealcoat

There are many things that can be factors in what causes seal to scuff or track after is has been applied. The number one reason is that seal coats have been retooled over the last few years resulting in a product that is resistant to cold cracking. The switch to Performance Graded (PG) asphalt cement (the binder that holds the mix together) has improved the durability of the mix by reducing the incidence of cold weather cracking. However, in most cases, this has also resulted in the use of a ‘softer’ asphalt cement, which has resulted in HMA mixtures that are more prone to tire scuffing, especially during periods of hot weather during the first season of use.

Here are some other factors to consider when tire tracking occurs:

  • Hot Weather is the number one reason sealcoat will track. Try to do sealcoating when the weather is mild. Early Spring is the best time to sealcoat if the temperature is above 76 Degrees.
  • Sealcoat Film Thickness.  Make sure your installer is applying sealcoat at about 32 Mils wet thickness. Anymore is going to be prone to tire scuffing. If a thicker coat of seal is desired than we recommend  applying a second coat of seal.
  • Humidity can be another condition that can affect scuffing.
  • Power Steering on vehicles. Try to not let vehicles on fresh sealcoat for at least 24 hours if at all possible.
